Why there is no valuation calculator here
Almost every agency site now offers an instant valuation. The figure comes from square metres times a zone price, and on this coast that ignores everything that actually decides the number: the condition, the position within the urbanisation, the outlook, whether the built area matches what the register says, and what the community charge is. An owner who reads 1.2 million online and hears 850,000 in conversation feels misled, and is right to. You get a figure from us after we have seen the property and read the paperwork.

A call first, then a visit. We look at the property, hear what you have in mind, and say honestly whether we are the right partner for it.

Paperwork and price
We compare the register, the cadastre and what is actually standing there. In Marbella that is not a formality: extensions and converted basements are common, and a discrepancy that nobody noticed at purchase surfaces at the worst moment, when a buyer has already committed.

Photography, a proper dossier, and a direct approach to buyers we already know. Discreetly if you prefer, with no public listing at all.
What we will need
All of it has to be complete only for completion. For a first conversation, whatever you have to hand is enough.
- Nota simple from the land registry
- Cadastral reference and the latest IBI bill
- Licence of first occupation, if one was issued
- Energy performance certificate, or an order for one
- Community statutes, the last two sets of minutes, and a certificate of arrears
- Floor plans and any building permits for later work
- Tourist registration number, if the property is let
What argues against us
We are a small firm and we do not take on every property. Where the asking price is unrealistic or the paperwork is not clean, we say so and decline. A mandate that runs for a year without result helps nobody. If what you want is maximum reach across every portal, a larger agency is the better choice, and we will say so rather than take the instruction.
Questions owners ask first
What does selling cost me?
The agency fee, paid by the seller as a percentage on completion; the municipal plusvalía on the land-value gain, which since 2021 can be calculated by two methods with the right to choose the cheaper; capital gains tax on the profit; and an energy certificate if none exists. How long does a sale take?
Honestly: it depends on price, location and paperwork, and anyone quoting an average is guessing. What reliably delays a sale is missing documents — an extension that never reached the register, an unpaid community bill, an inheritance not yet formalised. That is why our process starts with the paperwork, not the photos.
Do I have to travel to Spain?
No. Completion can be signed through a notarised power of attorney held by someone here. It can be granted at a Spanish notary, or from abroad with an apostille and sworn translation — allow a few weeks for the second route, and ideally grant it during a trip you are already making.
What is the 3% retention?
When a non-resident sells, the buyer must withhold 3% of the price and pay it to the Spanish tax office as an advance on the seller's capital gains tax. If your actual tax is lower, the difference is refunded — but the refund assumes your Spanish tax file is in order, which is where missed Modelo 210 years surface.
Can you sell discreetly, without a public listing?
Yes. Marketing can run entirely through direct approach to buyers we know, with no portal listing and no sign. Discretion costs some reach, and we will tell you honestly whether your property suits that route.
How do I know what my property is worth?
Not from an online calculator — a figure built from square metres and a zone price ignores condition, position and paperwork. We give you a range after seeing the property, grounded in notarised sales of comparable homes in the same area, and we will show you the comparables.
